92 Leyton Green Road, Leyton

We are proud to have delivered the 92 Leyton Green residential scheme, which is a project that provides 47 new homes to residents of the London Borough of Waltham Forest. The residential construction project involves the construction of two buildings that open onto a beautifully landscaped courtyard, providing residents with a safe and peaceful environment to call home. This scheme has been carefully designed with the community in mind, creating a vibrant and diverse neighbourhood which is reflective of the unique local area.

Project Overview

The project was secured following a two-stage procurement exercise which included a Pre-Construction Service Agreement.

Planning was approved by the London Borough of Waltham Forest’s Planning Committee in May 2020 for the development to be constructed on the former site of the Short Break respite care centre. Our team of experienced construction professionals have worked diligently to ensure that the project is completed on schedule, with works set to complete in May 2023.

This project aims to provide affordable housing for residents of the London Borough of Waltham Forest, and consists of 19 one-bedroom, 16 two-bedroom, and 12 three-bedroom homes. The development will be constructed on the former site of the Short Break respite care centre, and the housing scheme will be used to fund the construction of a new purpose-built facility and therapy hub on a nearby site.

Design and Construction

The new-build homes are arranged in two buildings that open onto a landscaped courtyard. Following engagement with residents during 2019, Fraser Brown McKenna (FBM) Architects’ design introduces two new terraces, one re-establishing a street frontage along Leyton Green Road, the other forming a mews street leading on to private gardens, a shared communal garden and a play area. The terraces have been arranged to retain the existing trees on the site as far as possible, which is essential in preserving the ecology of the area.

The building rises to five storeys to provide a focal point at the junction of Epsom Road and Matlock Road. Our construction team is committed to using only high-quality materials and workmanship in the construction of these buildings. We understand the importance of delivering not only visually pleasing but also structurally sound homes to ensure the safety of the residents. We were delighted to work on this project and to contribute to the Waltham Forest community. Our team was committed to delivering a development that not only provides new homes for the residents but also creates a vibrant and welcoming surrounding.
