Landseer Avenue, Manor Park

We are delivering a new build residential development in East London on Landseer Avenue, Manor Park, for the London Borough of Newham. The scheme will produce low energy homes designed to the Passivhaus Standard.

The project work will see the demolition of disused garages, followed by the construction of four residential blocks comprising 11 homes in total, along with associated external works and a disabled parking bay. The dwellings will include 5 three-storey wheelchair accessible semi-detached houses; 2 x three-bedroom units, 2 x four-bedroom units and 1 x five-bedroom units. The development will also contain 6 flats; 4 x two-bedroom units and 2 x one-bedroom units.

The apartment block is a concrete frame structure with brickwork on the outside; the other 3 blocks will be traditional builds. The front entrances to the dwellings will be finished with glazed bricks, which are not only more decorative than traditional bricks, but also have a higher resilience to damage.

The new homes will help towards meeting the demand for additional housing required in the borough.

The properties will enjoy the benefits of improved energy efficiency through the inclusion of built-in air source heat pumps, instead of gas boilers.

Construction began on site in January 2022, with practical completion due to be achieved in January 2023.
