Pound Lane, Basildon, Essex, was the site of an exciting home construction project commissioned by Sempra Homes, the house building company for Basildon Council, which sought to find new build companies to undertake the task. After a thorough tendering process, our construction firm was selected, and we were thrilled to be part of this important project.

Embarking on the Journey: The Preconstruction Phase

Jerram Falkus construction contractors assumed full responsibility for the essential demolition works, setting the stage for the creation of nine new affordable homes. The homes were a mix of seven one and two-bed apartments and two two-bed houses, each thoughtfully designed and meticulously constructed. Integral to this development was the associated infrastructure work, which included drainage and service alterations, as well as the development of hard and soft external landscaping.

Our dedicated team took charge of the entire journey, from the initial design and planning stages, through to the final handover. This journey began with acquiring the necessary permissions, liaising closely with the council to fulfil all requirements, and of course, maintaining an unwavering commitment to the highest quality of workmanship throughout the project.

The Sempra Homes Vision: Prioritising Key Workers

This construction project was not just about building homes, but creating communities. In line with its shared ownership new homes delivery programme, Sempra Homes, in partnership with Homes England, supports Basildon Council’s ambition to prioritise key workers for housing access. These new homes were designed to cater to the housing needs of these vital community members, including nurses, teachers, police officers and other public servants.

Construction Techniques: A Blend of Tradition and Innovation

The construction project harmoniously blended traditional and modern building methods. It started with mass concrete strip foundations, followed by brick and block walls coupled with beam and block flooring on the ground floor. The use of precast planks for the upper floors of flats and engineered timber floor joists for the houses marked a shift towards innovative building techniques. Roof structures were developed using off-site fabricated roof trusses, with the exception of the second-floor flats, which had steel-framed pitches with cut and pitched timber infills. All roofs, including bays and dormers, were covered with concrete tiles.

To ensure sustainability and quality, our team collaborated with local businesses for sourcing materials, while guaranteeing that all completed works adhered to the highest industry standards. Our efforts culminated in a housing project that met and exceeded client expectations, while contributing positively to the local economy.
