Bespoke Modular Buildings For Sports & Leisure Complexes

In recent years, we at Jerram Falkus have observed an increasing shift towards modular construction, including in the sports and leisure industry. As pioneers in this field with 140 years of experience, we’ve been at the forefront of this change, delivering high-quality, bespoke modular sports buildings to meet the evolving needs of our clients.
Modular construction is no longer perceived as merely a trend; it’s now recognised as a sustainable, efficient, and cost-effective solution for building sports and leisure complexes. The ability to customise designs and speedier construction times has made it an attractive choice for organisations looking to minimise disruption while maximising functionality.

What are Bespoke Modular Buildings?

Modular construction, a method far removed from traditional building practices, involves assembling pre-fabricated sections or modules manufactured off-site in a controlled environment. These modules are then transported to the site and assembled to form a complete structure. This approach starkly differs from conventional construction, where everything is built on-site from scratch.

Bespoke modular buildings take this concept a step further. They are not just pre-designed, generic structures; instead, they are customised according to the specific needs and requirements of the project at hand. This allows us to create modular sports buildings that are perfectly tailored to the unique demands of sports and leisure complexes.

The beauty of bespoke modular buildings lies in their flexibility. The modular approach allows for a high degree of customisation, from the layout of changing rooms to the inclusion of specialised facilities like physiotherapy suites or dance studios.

Furthermore, the aesthetics of our modular sports buildings are by no means compromised. We understand that these buildings often serve as focal points within communities, so we ensure they are visually pleasing and blend seamlessly with their surroundings.

In essence, bespoke modular buildings provide a modern, adaptable solution for sports and leisure facilities, offering both functionality and aesthetic appeal. They reflect our commitment to delivering projects that are efficient and sustainable and engaging and inviting spaces for the community.

The Advantages of Modular Construction in the Sports & Leisure Industry

Modular construction provides several advantages, particularly for the sports and leisure industry. Here are some key benefits:

1. Cost-Effectiveness

Modular sports buildings offer significant cost savings compared to traditional construction methods. The controlled factory environment reduces the risk of unexpected costs due to weather-related delays or site-based challenges. Additionally, the efficiency of the production process minimises waste, contributing to further cost savings.

2. Speed of Construction

Time is often a critical factor in construction projects. With modular construction, multiple modules can be built simultaneously off-site while the site preparation occurs. This parallel approach can significantly reduce the project timeline, allowing sports and leisure facilities to be operational sooner.

3. Flexibility and Customisation Possibilities

Bespoke modular buildings provide unparalleled flexibility. They can be designed to meet specific needs, whether it’s a particular layout for changing rooms, the inclusion of specialised facilities, or the ability to extend or modify the building in the future. This adaptability ensures that our modular sports buildings can evolve with changing needs and trends.

4. Sustainability and Environmental Benefits

Sustainability is at the heart of modular construction. The production process generates less waste and can incorporate a range of eco-friendly materials and energy-efficient systems. Moreover, the potential for future modifications or relocation means that modular buildings can adapt over time rather than being demolished and rebuilt, reducing their environmental impact.

Case Study: Wanstead High School and Leisure Centre

The Wanstead High School and Leisure Centre project is a prime example of how we at Jerram Falkus leveraged our expertise in modular construction to deliver a state-of-the-art facility that serves educational and community needs.

This £13.5m contract involved the construction of a new building that would serve both Wanstead High School and Wanstead Leisure Centre. The London Borough of Redbridge appointed us as the main contractor for this significant East London scheme, which included a swimming pool and several improvements to the existing leisure estate.

The project’s scope was vast, involving the creation of a 4,200 sqm three-storey building built over three blocks. Block B houses 14 new classrooms and associated facilities with a dining hall and commercial kitchen. Block C, the existing leisure centre, was extended to include a 25m swimming pool, dance studios, a new reception area, and changing rooms to suit the new facility.

Parts of the existing leisure centre were refurbished in Block D. External works were also undertaken to improve the site’s appearance and present an up-to-date facility.
Addressing the specific challenges of this project required careful planning and coordination. Minimising disruption to the ongoing school and leisure centre activities while executing a large-scale construction project required meticulous scheduling and efficient use of modular construction techniques.

The outcomes of this project have been immensely positive. The new and improved facilities have enhanced the learning environment for Wanstead High School students and provided the local community with an upgraded leisure centre. The addition of the 25m swimming pool and dance studios has expanded the range of activities available to the local community, promoting health and wellness.

Practical completion is expected to be achieved by Autumn 2024. This project underscores our commitment to delivering high-quality, customised modular sports buildings that cater to the specific needs of educational institutions and local communities.
