Sebastian Court, Barking

Sebastian Court is an exciting new affordable housing development project located in Barking, East London. The London Borough of Barking and Dagenham’s regeneration company, Be First, appointed Jerram Falkus Construction to undertake the demolition of the original 1960s Sebastian Court estate buildings, before commencing enabling works and the construction of 95 new high-quality affordable homes on the site.

The new homes include one, two and three-bedroom apartments and duplexes, some of which are wheelchair accessible. The apartments have been designed with energy efficiency in mind and benefit from high levels of thermal insulation, low-energy lighting, and renewable technology. The development also includes energy-efficient communal heating, landscaping, and parking.

Demolition and Enabling Works

The Sebastian Court project started with the demolition of the original buildings on the site. The demolition was a complex process that required careful planning and execution to ensure that everything was done safely and efficiently. Jerram Falkus Construction was able to complete the demolition works successfully, paving the way for the construction of the new residential blocks.

After the demolition works, the team commenced the enabling works, which included piling for the three new residential blocks and the construction of a new substation. The substation was an essential part of the project as it unlocked the site in preparation for the new affordable housing development.

Construction of the New Residential Blocks

With the demolition and enabling works complete, Jerram Falkus Construction started work on the construction of the new residential blocks. The construction involved building three new blocks, each with a unique design that complemented the surrounding area’s architecture. The team used high-quality materials to ensure that the new buildings were durable and long-lasting.

The new Sebastian Court scheme will provide over 90 affordable and quality homes for local people, an increase of almost 30 units when compared to the original building that has now been demolished. The new development will offer a range of one, two, and three-bedroom apartments, providing comfortable and modern living spaces for residents.

Completion

This new development almost complete and forms part of Barking and Dagenham’s commitment to delivering thousands of new affordable homes for local people. The project’s success will not only provide much-needed affordable housing for the local community but will also contribute to the regeneration of the area.

In addition to the new homes, Jerram Falkus Construction will also be providing a range of support services for the local community, including employment and skills training. This will help ensure that the new development is successful in its goal to create vibrant and inclusive communities.
